MAIN PURPOSE





Ensure the provision of a customer oriented

aintenance

and other Asset Management activities
which
is responsive to
organisation and
neighbourhood priori
ties and
provides value for money

he Association's investment in its property portfolio.
Monitor the performance of contractors, ensuring agreed standards and prices are achieved.

Assist the your manager in ensuring that all programmed works are
committed by the end of January in any programmed works year
and final account confirmed by the
end of March in any
programmed works year.



Manage the planning and delivery of designated projects in line
with organisation policy and procedure.



Manage the complete inspection process to ensure the full extent
of the works programmes are fully ascertaine
d, validated and
established.



Carry out
necessary

contractor
consultation, order
ing and
management
including working with partner contractors to ensure
robust validation of proposed programmes.



Ensure the preparation of professional, clear and accurate
sp
ecifications for the purpose of obtaining Quotations/Tenders
wh
ich demonstrate value for money.



Identify trends in barriers to performance and implement the
necessary changes to reduce them.



Identify areas of risk and assess removal / avoidance measures in

accordance with policies, contractual agreements, good practice
or other sources.



Assist contractors in gaining access to customers’ homes for the
purpose of undertaking planned improvements and related works.



Deal promptly with any staff and customer req
uests or complaints
in line with the complaints procedure.



Ensure that planned works programmes are accessible for all staff
and agencies to view.



Update the existing Asset Management system to ensure that
current and future programmes are costed and avail
able.



Assist in forming future planned maintenance partnerships to
include providing information and attending meetings.



Evaluate any resident satisfactory results following completion of
the works and implement any required changes.

Ensure that all contractors and work fulfils the Association's legal
and statutory obligations (eg Health a
nd Safety at Work
Regulations, Building Regulations and Gas Safety Regulations,
Housing Acts, Race Relations, Equal Opportunities and Sex
Discrimination Laws.



Identify areas of risk and assess removal / avoidance measures in
accordance with policies, good
practice or other source.



Ensuring that contractors fully comply with H&S requirements and
notify H&S with regards to statutory obligations. Includes acting as
the CDM Coordinator for programmes or projects for which you are
responsible.



To carry out a r
egular check of the website and intranet particularly
in relation to your own areas of the business. Make sure that
information log
ged is up to date and relevant.

1. Knowledge and Experience

xperience of construction/maint
enance environment preferably with

Housing Association or Local Authority
including procurement
.



Experience of M&E in a housing
maintenance
environment would be an advantage.



Experience of working/liaising with tenants



Excellent communicator written

and verbal



Able to work under own initiative



Experience

of working with budgets/budget control, performance monitoring

and statistical reporting
techniques



Excellent computer literacy, experience of a computerised repairs system would be an advantage



2. Skills and Abilities



Must be able to demonstrate the required standards as set out in the attached competency schedule
together with the individual and job specific targets set by your line manager (see below for required
competency levels)



3. Qualif
ications




Minimum HND/HNC in Building Studies or
a
Construction related topic
