OVERALL RESPONSIBILITIES OF THE JOB




To undertake
Stock C
ondition
and related
surveys

to assist in the collation of
stock condition information and long term asset planning.



To assist
in
the

effective and efficient delivery of the Association

s Asset

Manage
ment Strategy

and Planned Improvement Programmes.




Maint
ain

and
develop the
stock

condition su
rvey processes and development
of the

asset management software systems.

IE
VEMENT AREAS


1.

Undertake full stock condition surveys to the
Association

s properties, ensuring
that all the data is kept up to date and accurate.


2.

To assist
in the development and implementation of asset management database
software including liaison with system designers, survey form/data configuration
and system
testing and integrity.


3.

To assist in the design of stock condition surveys for various property types using
asset management software and mobile data capture equipment (PDA’s, tablets
smart phones etc.)


4.

To assist in the updating of energy data

to the Asso
ciation

s properties, ensuring
that
it

is kept up to date
.


5.

Undertake annual reviews of
regulatory information e.g. Fire

Risk
,

HHSRS
and
DDA

Assessments to ensure that all properties comply with the relevant
legislation.


6.

To
assist in the production of building
element
and financial reports on the stock
condition and
related data
, highlighting areas of concern to the Asset Manager.




7.

Assist the Asset Manager with all appropriate Leasehold consultation in
accordance with the r
equirements of the relevant legislation.


8.

To provide technical and general advice to all Community Housing Officers and
other officers on maintenance issues when so required.


9.

To coordinate liaison with the Contract and Maintenance Surveyors in respect of

Planned Improvement Programmes and the involvement of residents and attend
meetings as and when necessary.


10.

To ensure the maximum use is made of appropriate information technology
systems.


11.

To assist with any duties which

are maintenance orientated to protect the fabric
of the dwelling and ensure the health and safety of the residents.


12.

Deal with routine enquires from residents within the timescales as set out in the
Customer Services Charter. Thoroughly investigate any
complaints, referring to
the Asset Manager any that cannot be readily resolved.


13.

Ensure that the Association

s Equality and Diversity Policy is fully implemented at
all times.


14.

The Stock Condition Surveyor is expected to approach the post with a flexible
a
ttitude, allowing for temporary changes in work patterns or any duties which
from time to time might be reasonably expected. This may well include overnight
stays away from home.
