General:


1.

Trade Contractor provides labor, materials, suppl
ies and supervision to produce c

2.

Property pins to be provided by others. Staking of finish floor elevations to be provided. Trade Contractor to set
forms for finished floors according to plot plans. Additional

staking for cul
-
de
-
sac, knuckles or curved offsets
to be provided as necessary and/or for clarification and/or accuracy for setbacks and alignment on pads. Trade
Contractor must layout foundations from said stakes.


3.

Trade Contractor must verify existing
grades at each pad and verify it conforms to engineer’s plot plan prior to
starting work. Trade Contractor must notify the Construction Manager if a particular pad’s existing grades are
not acceptable.


4.

Trade Contractor is responsible for garage slabs an
d driveways having a positive drainage over finished curbs
and gutters.


5.

Work must start from a prepared rough sub grade that is within 1/10 foot planned pad elevation. Trade
Contractor must advise LGI Construction Manager of discrepancies before comme
ncing work.


6.

Trade Contractor is responsible for backfill and jetting (with compaction of 90% or soils report whichever is
greater) of plumbing trenches within the building envelope of the foundation, which cost is included in this
Agreement. Underground
Plumbing Trade Contractor must provide approved backfill material if required.
Trade Contractor is responsible for backfilling of sewer laterals.


7.

Trade Contractor must perform all finish grading inside foundation slab areas and cut driveways.


8.

Trade Co
ntractor has identified any lots that may require pumping concrete, and included such pumping costs in
this contract. Trade Contractor must schedule and coordinate all work with their pumping contractor and must
provide all necessary labor and supervision

to place all pumped concrete.


9.

Trade Contractor must schedule all concrete slump cone and compression testing to be done by an independent
third party.

Trade Contractor must schedule and coordinate all post tension elongation activites as well as
inspecti
ons related to elongation activities.


10.

All dowels/rebars to be bent over or protected by rebar caps.


11.

Trade Contractor must edge interior of garage stem wall.

12.

Concrete must be finish troweled to a smooth surface adequate to receive vinyl or ceramic floor

covering. In
this regard, walls to receive sill plates must be thoroughly cleaned and leveled around plumbing pipes, bolts,
straps, and any additional hardware.


13.

Prior to framing layout, Contractor must water test all house and garage slabs to check for
low and high spots
for proper fall for drainage in garages. . Any corrections necessary including grinding of slab must be made
prior to framing.


14.

Expansion joints must be 1/2" x 3 1/2" asphalt impregnated strips with butt ends tight or sealed.


15.

Tooled
joints must only be present at garage floors and patios with the mat slab or PT slab design. Tooled
joints to be 3/4" radius x 1" deep. Edge radius to be 3/4".


16.

Place Deco Drains in concrete to provide drainage in areas where water must be trapped or isol
ated. Tape to be
removed the day forms are stripped.


17.

Concrete trucks must cross curbs at sidewalk ramps or locations designated by LGI Construction Manager.
Trade Contractor is responsible for damage caused by its trucks or equipment.


18.

Trade Contractor

is responsible to schedule and verify Termite under slab treatment prior to concrete placement
for foundation activities.



Hardware:


1.

Trade Contractor must furnish and install UFER ground for electrical and telephone which cost is included in
this contr
act.


2.

Trade Contractor is responsible for misplaced hardware including all costs associated with retro fixes, drilled
and epoxy fixes.


3.

Interior hardware to be installed by Trade Contractor.



Tolerances:


1.

Cracks in tool joints are acceptable unless there

is a vertical displacement.


2.

At hard surface floor areas shown on plans, slab tolerances are to be +/
-

1/4" in 10', finish troweled to a smooth
surface adequate to receive ceramic tile and/or wood flooring. All other areas of slab must be level with a
to
lerance of +/
-

1/4" in 10'. Check for humps with a 6’ straight edge centered on humps with equal gaps at each

end and must not exceed 1/8”.


3.

Honeycomb, rock pockets, or other similar defects are unacceptable.


4.

Boil
-
out must NOT be accepted, and must be
removed immediately. Trade Contractor to butter all edges,
which do not extend full width of sill plate. Foundation walls must be dry packed at the time forms are stripped
and prior to the pouring the slabs.


5.

Trade Contractor must perform all chipping an
d packing at raised areas of slab to assure straight alignment with
abutting walls. Foundation to be within ½” square.

6.

Each patio, deck, terrace, garage slab, driveway, sidewalk or whatsoever included in Trade Contractor's work
herein, must always be con
structed so it has positive drainage of at least 1/4" per foot.



Concrete Flatwork
:


1.

Trade Contractor must provide a control joint 4’0” from city sidewalk where sleeve for irrigation lines for
landscape must be placed. Trade Contractor to supply and inst
all all irrigation sleeves under driveways and walks
per Project Specifications.

All pipe installed under flat work must be installed so the pipe top is a minimum of
4" from the bottom of the concrete. Pipe to be capped


2.

Trade Contractor must provide a 4
5
-
degree control joint where driveways and city walk meet.


3.

Trade Contractor must provide felt expansion felt at bottom of driveway and between garage and driveway


4.

Unless noted otherwise Trade Contractor applies a light non
-
slip broom finish to exterio
r concrete, driveways,
entry slab, walkways, patios, and elsewhere as indicated.


Cleanup:


1.

Trade Contractor must maintain a clean site facilitating restoring the property to its original condition.


2.

Rough grading is NOT a part of this contract: however,

dirt from around foundations in excess of normal spoil
for footing sizes required must be backfilled and compacted as required.


3.

Trade Contractor must remove forms and move them ahead on a daily basis. Trade Contractor must remove all
debris, broken st
akes, concrete forms and concrete slag to a location designated by Construction Manager on a
daily basis.


4.

All forms to be stripped and cleaned up within 24 hours of placement of concrete.


5.

All slabs must be debris free and broom clean.
