PURPOSE


The Smart Buildings Institute

is a non
-
profit organization that establishes smart building conditions and
criteria to certify and acknowledge buildings that have been constructed to be sustainable and
operationally efficient.

An operationally efficient building will lower the cost of
building management

and
extend the lifetime of the building.


The certification process is available to any project seeking recognition of a sustainable building that
provides the owner and occupant with the ability to proactively monitor, manage, and main
tain all aspects
of the building that impact operations, energy, and comfort.


A Smart Building Certification represents that a building:

1.

Provides actionable information on the performance of the building systems and the facilities

2.

Proactively monitors and detects errors or deficiencies in the building systems

3.

Integrates systems to an enterprise business level for real
-
time reporting and management utilization

4.

Has the tools, resources and practices to contribute to energy conservati
on and environmental
sustainability

APPLICATION AND REVIEW PROCESS

Within each category are specific conditions that incorporate the essential design components and
functionalities of a smarter building. Each condition is weighted and tallied for a final score for each
category

and section. A final score is awarded after receipt of required documents and Reviewer’s
approval. Certification must meet a minimal threshold of 70% of the total possible credits.


Certification levels are described below:


Diamond

There is a potential of 500 credits to be awarded among five (5) sections. These sections are:

PREREQUISITES


There are prerequisites for each section that must be
met. The current

prerequisites are listed below.

Standard open communications protocols based on the ASHRAE BACnet I/P, OPC DA, Modbus TCP,
oBIX, XML, SOAP and SNMP standards of data exchange or similar open standard protocol for all

Building Management System (BMS), Digital Lighting Control System (DLCS), and Power Management
and Control System (PMCS) must utilize native open protocol controllers with no

The functional sequence of operation between integrated systems has been identified for design,

Pre
requisites, sections, categories, conditions, weights, and scoring are subject to change as
technologies and innovations emerge. Therefore, each building is certified based on the version
applicable at the time of the scoring.


Scoring is per building,
i.e each building requires its own scorecard.


Owner has complied with all rules, regulations, and permits required by their jurisdiction in the
construction and operation of the building.
