Introduction


This study provide the characteristics of the
two
buildings
selected for the
project
(
Jutrzenki and Lorea Buildings)
and their HVAC system (heating, ventilation, and air conditioning);
this information will be used for developing thermal simulation models and for proposing a suitable
wireless topology for system integration.

The residential
Lorea

site in San Sebastian proposed as the TIBUCON demonstrator
building is a residential apartment complex with in total 2

apartments distributed over 6
buildings.

The demonstration buildings are located in Donostia
-
San
Sebastián. It is the capital city of
the province of Gipuzkoa, in the Basque Country, Spain
.

The area of Gipuzkoa presents

a mesothermal climate, moderate in terms of temperatures, and rainy
,

t is called Atlantic climate.

Lorea Buildings

The apartment complex has a centralized heat production for indoor heating and hot
sanitary water. The central boiler room is located in the basement of one of the buildings
and
distributes the heat through pipes that run through the underground parking to the basement of
each building.

Changes made by the apartment owners in the distribution pipes of the radiators, without
knowledge of the heating responsible, has even increa
sed the inherent problems of poor
distribution of heat throughout the building.

The Lorea buildings have been audited by an external company to evaluate the gas
consumption for HVAC system.
The audit concludes that the efficiency average of boilers is 87,3%

and the average consumption for the heating system is 1.845.993 kWh.

Jutrzenki Office Building

is located in Warsaw


central part of Poland, t
he building is located in the Warsaw’s subu
rbia, in Włochy District.

Direct coordinates: 52º11’38.34”N 20º55’47.74”E

Building’s vicinity used to be mostly an agricultural area, but it is undergoing serious development
and quickly becomes a very popular location for office and warehouse buildings,

small

scale
industrial facilities etc.

The Jutrzenki Business Park is located close to the
Avenues

Jerozolimskie


one of the major
traffic routes in Warsaw.

Warsaw is

in a continental temperate climate zone
.

Local
climate characteristics are fairly uniform long

term average rainfall of about 493 mm / year
with a maximum in June (72 mm) and minimum in February (18 mm). Average annual temperature
is 7.8 ° C with a maximum in July (18.0 ° C) and minimum in Januar

).

This city
is the most under the influence of polar air masses, sea (about 60% of days per year) and
the polar continental (about 30% of days per year)

The building has 4 office floors and
technical level on the roof, there is also 1 floor under ground
with garage.

Above the ground there are offices with sanitary rooms, while the technical level contains the boiler
room and an air handling unit. Level
-
1 is comprised of the garage and some t
echnical rooms.

The full structure of the building is monolithic reinforced concrete.

The other
outer
walls are constructed by concrete, mineral wool and stone/curtain wall.

and contains

two boilers

each with a heating capacity of
130 kW. Boilers operate in cascade
for the central heating and technological heating.
The production

of
sanitary
hot water
is done
locally

by

electric hot water heaters.

Installation of cooling in the facility was designed based on the chillers generator located on the
roof. To protect the generator from freezing glycol system provided in the section generator
-

plate
heat exchanger (located in the boiler room). The rest o
f the system is designed as a
water
installation.
